Bothsides Buyers Agency
Bothsides Buyers Agency

Buying a home to live in

Helping you buy the home you want on Australia's East Coast

Off market. Below market value. With a team behind every decision.

How it works

It starts with the brief, not the search

Buying on your own

6 to 9

months

The typical time for someone searching, negotiating and buying on their own.

With Bothsides

4 to 12

weeks

From engagement to offer accepted, with the search and the negotiation handled by the team.

Most of that difference is step one.

Step one

Sharpen the saw

Work out what you can afford and what you actually want, then write the brief before the search begins. Done in a free 45 minute strategy session.

Step two: begin the search, six ways in

  1. Public listings. Everything advertised. This is where Bothsides starts, not where it stops.

  2. Pre-market lists. Homes agents send out before they are advertised.

  3. Off market. Homes an agent brings straight to Bothsides. Plenty are never listed at all.

  4. Straight to the owner. The streets you want, approached directly, with no competing buyers.

  5. Agents who go looking for you. Relationships from more than 100 Bothsides Podcast interviews. These agents prospect on your behalf.

  6. The Bothsides database. Owners already known to the team, built in house.

Step three: once a home is found

Due diligence in a set order

Every property runs through the same checks in the same sequence, so what matters surfaces early rather than after you have fallen for the place.

Someone else does the negotiating

You can love the house. Dan and Josh handle the offer, so the price is not set by how much you want it.

Finance and legals run alongside

Bothsides works with your broker and conveyancer while the search is still on, so when the right home appears you are ready to move in days.

How homes have been found

Four briefs, four different ways in

Newcastle NSW, apartment

One building, the right floors, a letter to every owner

The brief narrowed to one beachfront building and a range of floors. Bothsides letterbox dropped the building and approached the owners directly, which turned into an off market purchase. The same buyer also bought in Brisbane, again off market.

One street, house

265 homes on one list, handed to the best agent in the area

The buyer wanted a particular street. Bothsides built a database of 265 properties that matched the budget and brief, then gave it to the top performing local agent to work. It produced an off market purchase.

Changing cities

Northern Beaches to the Central Coast, Castle Hill to Brisbane

An expat couple relocating from Sydney's Northern Beaches to the Central Coast, and another buyer moving from Castle Hill to Brisbane. Bothsides ran both searches and both purchases for them.

Off the plan

Two apartments, bought and made into one

Two apartments on the same floor, combined into a single home. The result is penthouse floor space a level or two below the penthouse, without the price that name carries. It took months to find and negotiate.

What it costs

One fee, quoted on the call

What you pay depends on the home you are after and how complex the brief is, so Dan gives you the exact number on the call. It is free to talk, and nothing is payable unless you engage.

Questions worth asking first

No. Most clients are investors, and the same team buys homes to live in, held to the same standard.

The fee depends on what you are buying, so Dan quotes it on the call once he knows the brief and the asset type, and it is the same conversation whether you go ahead or not. Half is paid when you engage and half when the contract becomes final, and it covers the search however long it takes. Almost everything Bothsides buys is below market value, and that discount is what to weigh the fee against.

Not necessarily. The best time to buy is when you have borrowing capacity you are not using. A falling market offers better prices and less competition, and a rising one builds equity faster. General information only, not financial advice.

About an hour before the search starts: the intro call and the strategy session. The team then runs the search, due diligence, negotiation and your broker, accountant and conveyancer. Your part is a yes or no on each property presented.
